A home is worth what a buyer will pay for it. This is why it is so important to have a Realtor® preform a Comparative Market Analysis (CMA) on your home to find out your homes current market value. Home prices change as the market conditions change. The comparative market analysis looks for homes that are similar to yours in the same area, subdivision, neighborhood, square footage, number of rooms, Lot size, age, amenities, updates, etc. and considers what buyers within the last 6 months paid for homes similar to yours. All of this information is gathered, adjustments are made for differences, and a from all of this information a price is determined. Pricing a home can be tricky, because there are some many factors that should be considered and if not done correctly, it could cause a lot of money to be left on the table, or even worse, it could cause the home to be priced too high which could be extremely detrimental to the sale of the home.
