Right inside the 610 loop, just west of the Heights and south of Oak Forest, you will find Timbergrove and Lazybrook; Two neighborhoods whose homes are seeing some of Houston’s best appreciation rates over recent years. Timbergrove’s history spans back to the 1800s with German settlers, but gained major popularity after an oil strike at  the present-day Eureka Yard site. Today, Timbergrove is a residential community composed of two sections, each with their own separate homeowners association. The Timbergrove Civic Club is in charge of enforcing the neighborhood deed restrictions as well as neighborhood lawn maintenance and even provides all residents with a Citizens on Patrol security team. Most homes are  mid-century, single story, ranch style  brick houses with 2-3 bedrooms. Similarly, adjacent Lazybrook is also a deed-restricted neighborhood  whose homes have found an over 75% appreciation rate over the last decade–among the highest anywhere in Houston. Lazybrook is also one of a handful of Inner Loop communities with homes ranging in value from the 250s-350s. The combined surrounding area has recently constructed upscale town home developments like Heritage Creek, Timbergrove Heights, Timbergrove, Terrace, Timbergrove Point, and Timbergrove Gardens. In October 2011,  Houston City Council officially recognized the Lazybrook/Timbergrove Super Neighborhood Council, classifying the two subdivisions among the approximately 60 Houston neighborhoods carrying the “Super Neighborhood” designation.
